Philmont Development Construction Timeline

While building a new home is an exciting experience, the process is also complex, with many details to be decided and arranged. Here at Philmont Development, we are dedicated to making sure your building process is smooth and enjoyable. When you sign your building contract with Philmont Development, you will be given our Homeowner's Manual, which is a step-by-step procedures manual. Within this manual, you will find useful information about the pre-construction process, construction process, Philmont Development's new home warranty and a clear understanding of your relationship with our company.

Philmont Development Pre-Construction

The pre-construction time for your home begins the moment the contract is signed. Blueprint, survey, selections and permit are the critical aspects of the pre-construction process. This is also the most important and detailed part of building your new home. As you have signed a contract, you have more than likely given considerable thought to the layout and model of your home. You may have found a Philmont Development floor plan that requires no adjustments, brought in a plan of your own, or designed your new home with us. As your blueprint is being drawn, you will be guided through two selection meetings where you will choose everything from Appliances to Windows and everything in between. This is the fun and exiting part! You are beginning to build your dream home and with our help are customizing it to fit you and your family. After your selections and blueprints are completed and your permit is ready, it is time to begin construction!

Philmont Development Construction

At the start of construction, you have the opportunity to watch as the products you have selected are created. Your home is going to be built with the combined efforts of specialists in many trades - from excavation all the way to the finished product. Our job at Philmont Development is to coordinate and supervise these contributions to produce your custom home. For better understanding, we have created a Construction Timeline with a slide show for you to visually see. Although the specific sequence of construction steps varies and overlaps, generally we will build your home in the following order:

Foundation

- Stake out
- Cutting down trees
- Excavation
- Foundation installation
- Sewer and water
- Damp proof
- Inspection
- Backfilling

Interior

- Rough-in mechanical systems:
   Plumbing
   HVAC (heating, ventilating, and air-conditioning)
   Electrical
   Entertainment and alarm systems (If applicable)
   Radiant Heat (If applicable)
   Village rough inspections
- Insulation
- Village Inspection (after insulation)
- Drywall (Hang, tape and finish, sand)
- Prime coat of paint
- Tile and hardwood (if applicable)
- Interior trim (doors, cabinets, baseboards, casings
   and other trim details)
- Hardware
- Countertops
- Paint and stain
- Appliances
- Plumbing fixtures
- HVAC - Final
- Light fixtures
- Mirrors and shower doors
- Closet wire
- Finishing hardwood (if applicable)
- Carpet
- Week of punch out (Misc. items)
- Professional cleaning
- Improvement survey
- Homeowner Orientation and
- Final Walk-through

Exterior

- Brick
- Siding (if applicable)
- Dryvit (if applicable)
- Gutter and downspouts
- Flashing
- Exterior painting or staining
- Deck (If applicable)
- Concrete - Flatwork (weather permitting)
- Final grading (towards end of process, after flatwork)

Philmont Development Pre-Closing Process

The Homeowner Orientation and Final Walk-through is an introduction to your new home and its many features - a meeting that goes beyond the traditional walk-through to include a detailed demonstration of your home and review of information on its maintenance. We will schedule the orientation with you as your home nears completion.

In addition to introducing your new home, the orientation is also an opportunity for you and Philmont Development to confirm that the home meets the quality standards shown in our model homes and that we have completed all selections that you have requested. Last but not least is the closing of your new home! At the closing you will be given the keys to your brand new quality built home.
